Results are estimates only, based on the figures you enter and an 80% lending limit. They aren’t a quote, an approval or a loan offer, and they don’t consider your objectives, financial situation or needs. The lender’s valuation and your borrowing capacity decide what you can actually borrow. Lending criteria apply.

How it works

Usable equity = value × 80% − loan.

If your home is worth $900,000 and you owe $450,000, your total equity is $450,000 and your usable equity at 80% is $270,000.

Putting equity to work

A common setup uses one loan secured against your home for the deposit and costs, and a second loan secured against the new property for the rest. Keeping them separate, and avoiding cross-securing both properties, can keep your options open. Read how to use equity to buy an investment property.

Other uses

Equity can also fund renovations or a top-up. It’s still extra debt secured against your home, so the purpose should be worth it.

Questions

Common questions, straight answers.

What’s the difference between equity and usable equity?

Equity is your property’s value minus your loan. Usable equity is the part you may be able to borrow against, usually up to 80% of the value without lenders mortgage insurance, minus your loan.

How accurate is the result?

It depends on the value you enter. Lenders use their own valuation, which can differ from online estimates or local sales. Borrowing also depends on your income and expenses, not just equity.

Can I use equity for my own next home?

Yes. Equity can help fund the deposit on an upgrade as well as an investment property. The loan structure differs, so tell us what you’re planning.
