Oran Park home loans

Building in Oran Park, step by step.

Oran Park is a planned town in the Camden council area, built around a new town centre. For most buyers that means a land settlement, then a build.

1. Land settlement

You buy the lot, often before it has registered, and settle once it registers. Some buyers pay cash for the land and borrow only for the build; many use a land loan. How long a lender will hold your approval while you wait for registration varies, so we check that first.

2. The construction loan

The lender pays your builder in stages: slab, frame, lock-up, fixing and completion. You usually pay interest only on what’s been drawn. Lenders differ on how they handle each stage and what they need from your builder.

3. The valuation

The lender values the land and the finished home “as if complete”. On new builds this can come in under the contract price, which raises your LVR and can mean a bigger deposit. Check your numbers with the LVR calculator.

4. Moving in, then reviewing

Once you’re settled, the loan that suited the build may not be the sharpest. A loan review a year or two later can show whether it’s still competitive. When to refinance →

First home buyers

Schemes and stamp duty.

Some Oran Park buyers are buying their first home. Government schemes may let eligible buyers purchase with a smaller deposit, and NSW has first home buyer concessions on transfer duty, with separate rules for vacant land. Which applies depends on the price, the property and your eligibility.

Start with the borrowing power calculator and the stamp duty calculator, then we’ll check what you’re eligible for. First home buyer loans →

Questions

Common questions, straight answers.

My land hasn’t registered yet. Can I get approval now?

Some lenders can assess your application before the land registers, subject to their criteria, but they put a time limit on any conditional approval, and land in new releases can take a while to register. Some lenders are more flexible on how long they’ll hold an approval, which matters here.

Do I pay interest on the whole construction loan during the build?

Usually not. With a construction loan, the lender pays the builder in stages, and interest is charged on the amount drawn so far. Many lenders allow interest-only repayments during the build.

What happens if the build costs more than the contract?

Variations and extras usually need to be paid from your own funds or approved as an increase to the loan before the work starts. It’s worth keeping a buffer.
