Edmondson Park home loans

The property type shapes the loan.

Edmondson Park is a growing suburb in south-west Sydney, with its own station on the rail line to the city.

Apartments near the station

Many apartments are financed like any other home, but some lenders apply tighter rules to small units, very large complexes or certain locations, usually through a lower maximum LVR. If you’re buying with a smaller deposit, the lender choice matters. Check your LVR first.

Off the plan

Buying before a building is finished means a long gap between exchange and settlement. Lenders often reassess your loan near completion, and the valuation is done then. If the market has moved, the value may differ from the price you agreed.

Townhouses: strata or Torrens?

A strata townhouse is often assessed like a unit, a Torrens title one like a house. Some are community title, which lenders can treat differently again. It affects which lenders and LVRs are available, so we check the title early.

New houses

For house and land, you’ll usually have a land loan and a construction loan paid in stages. How a build is financed, step by step →

First home buyers and investors

Both first home buyers and investors buy units and townhouses. First home buyers may be eligible for schemes and NSW stamp duty concessions; investors can estimate yield with the investment property calculator. Whether a property suits you as an investment is a question for you and your adviser; we look after the loan. Either way, start with your borrowing power.

Questions

Common questions, straight answers.

Is it harder to get a loan for an apartment?

It can be for some properties. Some lenders limit lending on small apartments, in large high-density buildings or in certain postcodes, often with a lower maximum LVR. Many apartments are fine. We check the specific property.

What should I check before buying an off-the-plan unit?

How long until settlement, the sunset date in the contract, and what happens if the valuation at completion is lower than the price. Your approval may need to be redone close to settlement, so your finances need to hold up until then.

Do townhouses count as houses or units for lenders?

It depends on the title. Strata townhouses are often assessed like units; Torrens title townhouses are often treated like houses. The contract and title show which.
